Property Searches Service
We recommend anyone who takes out a new lease to have searches done which show any other interests in the property and important information such as whether the property can be accessed from the public highway, whether it is connected to a public sewer and potential problems such as planning and environmental issues. This is essential for any medium or high value lease.
These searches will usually comprise:
- Local Authority Search
- Water and Drainage Search
- Environmental Search
- Mining Searches
- Chancel Check
In addition to carrying out the searches, we then create a Search Report which contains our advice about your legal position in light of the results. It can also be provided to any lender or other backer.
This service is offered at a fixed fee of £245.00 plus VAT.*

* In addition to the cost of the searches. The charges which are paid third parties such as the Local Authority will be around £400-500. Alternatively we can provide a local search only service for £100 plus VAT, plus the cost of the search (around £100).
